New estate will provide 51% affordable housing with hundreds of social rent properties 

Lovell and Birmingham City Council (BCC) have signed a formal partnership agreement for the delivery of the 3,500-home Druids Heath regeneration scheme.

The £1bn project will be delivered over a 20-year period and include 51% affordable housing with 400 units for social rent.

Lovell was confirmed by BCC’s cabinet as its preferred development partner in January 2026.

Paul Langford, executive director for city housing at BCC, said: “All of the existing council tenants on the estate will be provided for, and this promise also forms part of our legally binding agreement with the developer.”

An outline planning application for Druids Heath was approved in October 2025, including proposals for later living homes alongside new community and sports facilities and a high street.

The scheme has previously been subject to controversy as many residents commented that the timescales for the plan were too long and expressed concern about being priced out of the area during the public consultation period.

However, Nicky Brennan, the council’s cabinet member for housing and homelessness, said that the authority has consulted with more than 1,000 residents over the past two years, of which 68% supported the scheme.
