Annual property prices up 2% in June 2026 from last year
Average UK house price growth slowed for the second month in a row in June 2026, according to ONS’ latest house price index (HPI).

Average property prices saw a monthly rise of just 0.1% from May 2026, compared with a 1% increase in the same period a year ago.
Meanwhile, the annual house price change was 2% (provisional estimate) in the 12 months to June 2026, bringing the average property to £272,000, which is £5,000 higher than a year ago.
ONS noted the contrast between the weak price growth in early summer 2026 and the strong price growth observed in May 2025 and June 2025 as average price levels rebounded in the months after a sharp fall in April 2025. This coincided with the 1 April 2025 stamp duty land tax changes in England and Northern Ireland.
HMRC’s UK property transaction statistics showed that in June 2026, on a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £40,000 or greater was 99,000. This is 2.5% higher than the same period last year.
The Bank of England’s money and credit June 2026 release reported that mortgage approvals for house purchases, an indicator of future borrowing, increased to 58,200 in June from 56,600 in May, but was below an average of 61,400 over the previous 6 months.
Ryan Etchells, chief commercial officer at specialist lender Together, said: “The period of growth across May and June looks set to be undone by a difficult July for the market, in which a resumption of the conflict in the Middle East increased inflation expectations for the rest of the year.
”The true impact on prospective buyers’ plans is yet to be seen, but month-on-month declines in house prices in the second half of the year may well come to pass as mortgage rates increase.”
