Persimmon Homes’ Cornwall & West Devon arm has submitted a proposal to deliver 550 new homes in Wadebridge, Cornwall.
The housebuilder has lodged a hybrid planning application with Cornwall Council, seeking outline permission for up to 400 homes and full approval for an additional 150 as the scheme’s initial phase.
Of the new properties, 30% would be ringfenced for a housing association.
If approved, the development would also release land for local infrastructure through a Section 106 agreement, including an on-site primary school, a new medical centre with dental provision and an off-site sports pitch closer to the town centre.
The site, called Church Park, is in the south-east of Wadebridge, a town identified as a “growth site” in the council’s local plan.
All properties will be zero carbon-ready, with air source heat pumps, solar panels and electric vehicle charging points.

Meanwhile, a proposed green wildlife corridor would aim to deliver biodiversity net gain and act as a “green buffer” between existing infrastructure and future development.
New pedestrian and cycle routes connecting the wider town and green corridors are also included in the proposals.
