New scheme provides fewer individual units than demolished towers but more bedrooms

Scotland’s largest social landlord plans to invest £100m in the scheme in Wyndford, which comprises 343 homes for social rent and 58 for mid-market rent.

It comes after the demolition last year of four mutli-storey buildings on Wyndford Road in order to make way for the new development.

The blocks were described as “outdated and unpopular” by Wheatley, however the demolition faced opposition from the Wyndford Tenants Organisation and some environmental campaigners, who favoured a retrofit approach.

A judicial review case brought forward by opponents of the demolition was unsuccessful.

The proposals, drawn up by ECD Architects, were unanimously approved with 42 conditions by the council’s planning committee on Tuesday (20 October).

The scheme’s 401 new homes are a reduction on the roughly 600 dwellings provided in the old tower blocks, however the officers’ report noted that “the former housing stock was heavily concentrated in smaller dwelling types and offered limited opportunities for larger families.”

The now demolished towers comprised 200 bedsits and 400 one-bedroom flats. By contrast, the new scheme will provide a total of 899 bedrooms, including a mix of one, two and three-bedroom flats, including some that will be wheelchair accessible, as well as three and four-bedroom houses.

Councillors in the planning committee meeting also cited the increase in the provision of family homes as justifying the lower unit numbers.

It will also see the development of a new two-storey community centre with a cafe and bookable rooms, as well as new green spaces and active travel routes across the River Kelvin.

“We are happy to be able to move forward with our exciting plans for the Wyndford area,” said Lindsay Lauder, Wheatley’s director of development and regeneration.

“We are not only building homes but helping to create a community that people are proud to live in. We will continue to engage with our tenant-led Wyndford Futures Focus Group on the next steps of the regeneration.”

A separate planning application for a football pitch to serve the area is currently live.

The scheme has been supported by grant funding from the council and Scottish government.

Work is expected to start in 2027.
