Additional public realm space added after consultation

Plans for an 814-home riverside neighbourhood in Salford have been submitted for planning approval.

The Riverside Place scheme, designed by DLA Architecture for Crescent Investments and developer Forshaw Group, consists of three brick-fronted residential towers, framed around a two-storey pavilion.

Currently the site is occupied by a McDonald’s outlet and a Grosvenor Casino, which were approved for demolition in 2023.

After public consultation last year, the scheme was updated to provide a larger amount of public realm across Regent Road for use by both the new residents and the existing community.

Lyndon Forshaw, Forshaw Group chief executive, said: “We have worked to improve our plans following consultation with the local community last year. 

“The final plans submitted are focused on community integration with the existing Ordsall neighbourhood, providing a Community Pavilion at the heart of the scheme. 

“We have also been able to increase the area of public realm on the Regent Road frontage for all to enjoy and improve the shared amenity space for the new residents within the new residential buildings”.

In total, the scheme introduces over 1.5 acres of public realm. 

Jonathan Knowles, director at DLA Architecture, said the scheme “brings to life the vision for the reimagining of the Ordsall Waterfront Area, seamlessly integrating the new development into the existing community, opening access to the Irwell Riverside Path and creating a new neighbourhood that everyone can enjoy”.

The build is expected to take three years.

The project team also includes MEP consultant Futureserv, landscape architect TPM Landscape, and heritage consultant Stephen Levrant Heritage Architecture.
