Story Homes will make a £2m contribution to off-site affordable units in Nunthorpe

Housebuilder Story Homes has received planning approval for a 205-home scheme in Nunthorpe, Middlesbrough.

Middlesbrough Council approved Nunthorpe Gate amid objections from 73 households, the Nunthorpe Parish Council, a parish councillor and the ward councillors during the consultation period.

Among the reasons for objection was an absence of on-site affordable housing provision. However, the planning authority ultimately allowed this as the site was previously allocated in the local plan for housing delivery and the scheme is compliant with the Nunthorpe Grange Design Code, which prioritises large detached homes rather than affordable housing.

As part of the Section 106 agreement, the developer must contribute £2.2m towards off-site affordable housing in lieu of providing the 15% affordable units usually required for residential schemes in high-value areas in Middlesbrough’s local plan policy.

Story Homes will deliver three to six-bedroom homes including detached bungalows, semi-detached and detached houses for market sale to “first-time buyers, downsizers and families seeking a long-term home”.

The Section 106 agreement also includes contributions towards education and local highway improvements.

Story Homes is based in Carlisle. It reported a turnover of £251.8m for the year to 31 March 2025.
