The contract is worth £260m, and homes will need to be delivered between 2025 and 2033

Enfield Council is seeking bids from developers interested in delivering the next phase of the £6bn Meridian Water regeneration project, located next to Lee Valley Regional Park in North London.

Meridian 13, the next phase of development, is expected to deliver 500-600 homes and connects with the £40m Meridian Water train station.

Once the 20-year council-led regeneration scheme reaches completion, it is expected to deliver a total of 10,000 homes.

The local authority has already invested £400m in unlocking the site for redevelopment. This includes £195m in capital grant from the government Housing Infrastructure Fund which the council says will “derisk the opportunity for future partners”.

Enfield Council secured an extra £25m in funding from the Department for Levelling Up, Housing and Communities (DLUHC) in July last year. This was in addition to a £170m grant they received from the government’s Housing Infrastructure Fund in 2020.

The extra funding was awarded to offset the cost increases caused by rising inflation.

Last year, the first 20 homes, all of which were council homes, were delivered at Meridian Water. A further 70 affordable homes are set to be delivered this spring, with a total of 301 homes expected to be completed by the end of the year.

Vistry Partnerships was appointed by Enfield Council to deliver the first 300 homes at Meridian Water, as part of Meridian One, phase one of the scheme.
