New Sheepfolds community will be one of four residential developments in major scheme
Vistry Group has been chosen by Sunderland City Council as the preferred developer for a 600-home neighbourhood in the city centre.
The Sheepfolds development is one of four residential communities being created at Riverside Sunderland, which will eventually deliver around 980 homes alongside new commercial and community spaces.
The Ayre’s Quay neighbourhood will consist of 80 homes, Farringdon Row 165, and Vaux 135.
Vistry’s Sheepfolds scheme has been designed by north east architects Faulknerbrowns. It comprises a mix of townhouses, duplexes and apartments on land between St Peter’s Metro Station and the Housing Innovation and Construction Skills Academy (HICSA), which is nearing completion.
The neighbourhood will also include a new mobility hub providing car parking, EV charging and cycle storage.
Phase one of the scheme is being supported by £4.8m of Brownfield Housing Fund Grant administered by the North East Combined Authority.
Development is due to start in early 2026 following infrastructure and enabling works.

“By working with a north east-based developer to deliver the scheme, it will ensure that we are delivering maximum value for local people, creating new career opportunities, and maximising expenditure in the regional supply chain.
“It is yet another major step forward for Riverside Sunderland, which is fast establishing itself as the UK’s most ambitious urban regeneration project.”
Riverside Sunderland is being built on 32 hectares of brownfield land spanning the River Wear.
Several buildings have already been constructed across the site, including four office buildings, a 120-bedroom Holiday Inn, the Riverside multi-storey carpark, bars and restaurants and the Sheepfolds Stables leisure development.
Meanwhile, other infrastructure projects are in progress, such as the New Wear Footbridge, a new eye hospital, HICSA and a new Riverside Park, with consultation underway on plans to regenerate High Street West.
