Homes In Somerset now managing 10,000 homes under single delivery model
Somerset Council has transferred the management of a further 6,000 homes to its arm’s-length management organisation (ALMO) Homes in Somerset.
The move means the ALMO now manages all 10,000 council properties, having previously managed 4,000 properties in the Sedgemoor area.
The council last year commissioned Savills to carry out a stock options appraisal “to ensure that services were better aligned, provided a consistently good service and delivered best value for money for our customers and leaseholders.”
The authority wanted to provide one service delivery model across all its 10,000 homes.
This followed the council becoming a unitary authority in 2023, taking on the functions of the former Sedgemoor and Somerset West and Taunton District Councils, which both owned homes. The ALMO model was used in Sedgmoor, while management of homes was delivered in-house in Somerset West and Taunton.
The Savills report last November said either the ALMO or in-house model could be scaled up to deliver a single housing management service.
However it said: “Our review highlights that the ALMO model is performing more strongly in relation to customer outcomes, governance, financial and operational performance across most measures: in short, Homes in Somerset’s performance is stronger at a lower cost.”
