The final phase of the Green Man Lane estate regeneration in west London comprises 413 homes and a new church hall

A partnership between Ealing Council and landlord A2 Dominion has agreed that the final phase of a regeneration project in West Ealing that started 20 years ago can commence after a two year delay. 

The fourth and final phase of the Green Man Lan estate’s renewal has been on hold since 2023 when lead contractor Real Places collapsed into insolvency.

The first phase of regeneration of the 1970s-era estate began in 2005, with 507 new homes built on the council’s land at the estate since then.

The 413 further homes planned in the fourth and final phase of regeneration stalled after Real Places went under.

The council, housing association A2 Dominion, and Green Man Lane LLP – the legal entity they created together to deliver the project – have now agreed to restart the project and are seeking to appoint a new construction contractor.

The final phase will include 127 homes at “genuinely affordable” rents for A2Dominion tenants. A total of 54 of the homes set to be built will be available at intermediate rent - where key workers pay approximately 20% less than the market rate - , while 52 homes will be available as shared ownership. The remainder will be available for private sale.

Under the deal, the council will get 75% of nominations to socially rented homes at the estate for the next 60 years when they become vacant. 

There are currently almost 7,500 local households on Ealing Council’s housing register.

Secure council tenants have been offered the option of either moving into a new home at the rebuilt estate as A2 Dominion tenants or moving elsewhere in the borough as a council tenant. 

Ealing Council leader Peter Mason said: “Once this final phase is complete at Green Man Lane, almost 400 more local families will have a safe, secure place to call home. 

“We are fulfilling our pledge to create strong and thriving communities filled with pride, identity, and purpose, where residents can build better lives. With some of London’s best parks and green spaces, outstanding schools, and unrivalled transport links, our borough is, and will continue to be, a great place to live.”

The project has so far seen the development of a new community centre, a community café, and a new building for St John’s Primary School. 

The final phase of the regeneration includes a new church hall.
