Large social landlords in England will from today be required to publish data about tenant satisfaction relating to electrical safety
The Regulator of Social Housing’s new electrical safety checks Tenant Satisfaction Measure (TSM) has been finalised.

From today all social landlords managing more than 1,000 homes will be required to publish data on satisfaction relating to electrical safety checks.
The electrical safety TSM was delayed while the government finalised new requirements which require social landlords to carry out electrical inspections every five years. These rules came into effect last month with a six-month transition period.
RSH introduced its other TSMs in 2022, including those covering fire safety, gas safety, asbestos safety, water safety and lift safety.
TSMs are a standardised set of performance indicators that social landlords in England must collect and report to show how well they’re doing from tenants’ perspective. They became mandatory from April 2023.
Will Perry, director of strategy at RSH, said: “The new TSM does not change landlords’ duties in meeting legal requirements relating to electrical safety – they should have been doing this anyway and it has always been an important and integral part of our regulation.
“The building safety TSMs aim to provide a baseline level of assurance – a necessary foundation to ensuring a robust approach to building safety compliance and keeping tenants safe.”
