This time last year the social housing sector in England was buzzing after a spending review which outlined £39bn for affordable housing delivery (as well as providing sector asks including a 10-year rent settlement, access to building safety funding and rent convergence).

There was a strong feeling that the government was finally providing the sector with the necessary financial backing and policy environment stability it needs to get on and deliver affordable housing at scale.

Fast forward 12 months and has the mood changed?
