Housing association to deliver 426 affordable homes at TwelveTrees Park in East London

Metropolitan Thames Valley Housing (MTVH) has acquired 426 affordable homes at a regeneration scheme led by developer Berkeley Homes in West Ham, London.

As part of the second phase of the TwelveTrees Park development, MTVH will build 148 homes for shared ownership and 278 for social rent, including 158 three-bedroom family properties.

The acquisition was supported by a grant form the Greater London Authority’s (GLA) affordable homes fund.

Delivered in partnership between Berkeley, GLA Land and Property and the London Borough of Newham, TwelveTrees Park is a 26-acre site that will provide more than 4,700 new homes in total, with 1,650 for affordable housing.

There will also be a new bridge into West Ham station and two additional pedestrian bridges, a supermarket, office hub, science secondary school for 1000 pupils and 12 acres of parkland.

The project is being delivered on a former Parcelforce depot brownfield site owned by City Hall.

The masterplan, which was approved by Newham Council in January 2025, was designed by Patel Taylor Architects and will take over two decades to complete.
