820-home skyscraper set to be district’s third tallest
Plans for a 54-storey residential tower with 820 homes in Canary Wharf have been approved by Tower Hamlets council.
The 77 Marsh Wall scheme is being developed by Areli Developments on behalf of British Airways Pension Trustees and will provide 238 co-living units, 316 self-contained build to rent (BTR) flats and 266 rooms for an aparthotel.
Of the BTR homes, 38% will be affordable, with 96 will for social rent, 25 for intermediate rent and 195 for private market tenure.
Designed by Patel Taylor, the scheme will deliver the residences above a three-storey, mixed-use podium which will include around 4,000sqm of retail, leisure and workspace, alongside a cinema and cycle storage.
There will also be public realm improvements, including a new dockside garden and community garden areas.
The scheme was approved on Tuesday (21 July) by the council’s strategic development committee.
It will be Canary Wharf’s third tallest tower, behind the 235m One Canada Square and 233m Landmark Pinnacle. It would require the demolition of the site’s existing building, a 17-storey office block built in the early 1990s known as Sierra Quebec Bravo.
With its fourth major residential planning consent in the past year, Areli, which was set up in 2018 by former Battersea Power Station boss Rob Tincknell, now has a consented pipeline of almost 3,000 homes.
