Derbion to deliver 14-storey tower and six residential blocks near shopping centre
Shopping centre owner Derbion has received planning permission from Derby City Council for the final phase of its 1,150-home regeneration masterplan.

After last week’s approval of the Eagle Quarter development, the developer is now cleared to build 674 homes across six blocks at the vacant former site of the Eagle Market building in the city centre.
This plot will be redeveloped alongside the Bradshaw Way Retail Park, for which 478 new homes within a 14-floor tower were approved in October 2025.
Derbion said Eagle Quarter will “integrate” with the shopping centre’s Derbion Square, with Derby theatre as the neighbourhood’s “focal point.”
The homes at Bradshaw Way will have private courtyards, green spaces and access to commercial facilities on the ground floor.
Derby City Council identified both sites as key areas for housing delivery in its ‘Vision for Derby (2022)’.
The Derbion masterplan was designed by Leonard Design Architects. It includes The Eastern Gateway - the masterplan’s first phase approved in May 2024, aiming to improve the city centre’s public realm using funding from the government’s Future High Streets Fund.
Also on the project team are planner Lichfields, Currie & Brown, Bidwells and Waterman.
