Southern Housing’s interest cover falls further as expected plummet in starts materialises

Landlord is pulling back from development to improve its financial capacity

Southern Housing’s starts have fallen by two-thirds as a result of its plan to scale back development to improve its financial capacity position.

The 80,000-home housing association, in its unaudited results for 2024/25, said it started work on 127 homes in 2024/25, down from 345 the previous year. As of April it had 2,609 homes under contract, down from 3,256 a year ago.

The drop in starts was expected as Southern last year announced it was pausing entering new development commitments, although it is still building out schemes it already owns and will deliver schemes in partnership with councils.
