Listed landlord and Places for London agree to fund 195 build-to-rent homes in west london

Work on a 900-home Barratt Redrow scheme in west London is set to begin in the next few weeks after the completion of a £68.4m forward funding deal.

The agreement will see Connected Living London, a joint venture between Grainger and Transport for London’s property arm, acquire 195 build-to-rent homes in the first phase of the Bollo Lane scheme near Acton Town Tube station.

Funding of the deal is split 51:49 between Grainger and Places for London.

The scheme already has detailed planning consent and gateway 2 approval. The 195 build-to-rent homes will include 95 at discounted market rent. The scheme will also include 4,299sq ft of commercial space and 5,499sq ft for resident amenities like a co-working space and a gym.

Construction of phase one is expected to begin in this quarter, with practical completion expected in late 2028.

Subsequent phases will eventually see the site deliver up to 900 homes, with 450 to be built in phase two and 250 in the third phase. Across the project, 50% of homes are intended to be affordable. 

The Bollo Lane scheme is part of Barratt London’s plans to roll out its Lo-E Homes, which meet Passivhaus efficiency standards. In Acton, 455 of the 900 homes are intended to be Passivhaus certified.
