The project is on a strategic development site earmarked for 1,400 homes
A new joint venture between Vistry and Kier Property has bought a parcel of land to develop a mixed tenure 343-home scheme in Berkshire.
The Holme Meadows scheme in South Wokingham is the first phase of a strategic development site earmarked for 1,400 homes located in Wokingham Borough Council’s site of strategic development.
More than a third (35%) of the scheme will be affordable housing, with the remaining 65% for private sale.
Public consultation ended last week on a reserved matters planning application for the site, with a decision expected soon.
If the scheme is approved, construction is expected to begin later this year.
A further 298 plots have been identified by the partnership for future delivery as part of the wider masterplan, which includes infrastructure, schools, public open space, and community amenities.
This is the third time Vistry and Kier have partnered on a major mixed-tenure housing scheme.

Trevor Wicks, managing director at Vistry Thames Valley, said: “This acquisition marks a pivotal step in our partnership with Kier Property.
”We are committed to creating a sustainable community that meets local needs and supports the wider infrastructure strategy for South Wokingham.”
Leigh Thomas, group managing director at Kier Property, said: “We’re proud to be moving forward with this important development within our key strategic partnership with Vistry.
”South Wokingham is our third scheme with Vistry and is a key location that offers a unique chance to deliver a thriving, well-connected and sustainable community that complements the overarching masterplan.”
Earlier this month, Vistry released interim results for the first six months of 2025, which showed an adjusted pre-tax profit of £80m, down a third on the £120.7m reported a year prior - but its partnerships boss said the business expected “a significant step up” in affordable housing contracts later this year.
