Turnover steady and surplus up in annual results

Plus Dane has said its tenant satisfaction targets may have been “overly ambitious” after missing key goals despite improving across all measures.

In its annual report for 2025/26, the provider said it was “pleased” to see a 3.2% increase in overall satisfaction among customers, as well as improvements across all 12 of its tenant satisfaction perception measures.

However, the overall satisfaction figure of 75.83% was short of the 80% target.

“While our performance missed the challenging targets set, the board reflected in March 2026 that we may have been overly ambitious with target setting,” it said.

Turnover during the year was roughly steady - down a touch from £101m to £100m - while pre-tax surplus stood at £4.98m, up from £3.96m. Operating surplus was £22.4m, up from £20.97m.

EBITDA MRI was 21%, up from 20%, but short of its targeted 23.9%.

Plus Dane built 62 new homes during the year, of which 40 were for rent and 22 for shared ownership. It said its three-year target of building 730 homes “remains on track”.

The housing association owns and manages over 13,500 homes across Merseyside and Cheshire.
