Firm’s latest high-rise project to span four blocks including 50-storey tower

Developer IQ Student Accommodation has submitted plans for a high-rise scheme in Manchester consisting of 2,500 student beds across four blocks including a 50-storey tower.

How the scheme is expected to look

The Charles Street scheme, designed by architect Simpson Haugh, is aiming to capitalise on growing demand for student accommodation in the city, which has a student population of 100,000.

The scheme would replace an existing 528-bed student accommodation scheme and a 118-room hotel, increasing the site’s number of student beds nearly fivefold.

Filed with Manchester city council last week, the development would be built in two phases with two blocks of 50 and 17 storeys completed in the first phase and a further pair of blocks of 33 and 24 storeys in the second phase .

All existing buildings on the site would be demolished to make way for the new scheme as its two phases are built out.

The plans also include around 2,500sq m of amenity space comprising a gym, study spaces, shared lounges and social dining spaces, along with three linked public realm spaces designed by landscape architect Planit IE.

The project team also includes Cumming Group on costs and as project manager, Turley on planning, Civic on structures and civils, Wintech on facades, Futureserv on building services, GIA on microclimate, SLR on transport and OFR on fire.
