Manchester-based provider in-sources damp and mould services to help meet Awaab’s Law demand

The figure is down on the 434 completed the previous year and equated to 1.1% of its total social housing stock, meaning it missed its target of increasing supply by 1.9%.

However, the delivery figure does not include 134 homes the Manchester-based housing association acquired from armed forces housing provide Auxesia last July, which “absorbed a proportion of financial capacity available for development.”

In its accounts, the 35,000-home provider said it is “on track” to deliver 542 homes in 2025/26. It said: “Looking ahead, our business plan supports a scaling up of the programme through to 2033, as we aim to deliver 3,000 homes through the Social and Affordable Homes Programme.”

Onward reported a 6% increase in turnover, from £198.3m to £210.2m, while its surplus grew 45%, from £13.3m to £19.3m.

The group said demand for repairs reduced year-on-year by 2.8% but it has seen an increase in damp and mould cases following the introduction of Awaab’s Law.

Onward has taken damp and mould services in-house to manage the increased demand and reduce reliance on contractors. It has also taken gas servicing in-house across Greater Manchester and Merseyside.
