The partnership is for the first phase of a masterplan which will see 1,120 new homes built in the area

Mount Anvil has been chosen as the partner for a £275m regeneration of a 1960s housing estate in central London which will provide 429 new homes. 

Westminster City Council has named the London-focused partnerships developer as its preferred partner for the first phase of regeneration at Church Street near Edgware Road, subject to a vote by the council cabinet next week.

Of the 429 homes planned for the site, 214 will be affordable, of which 171 will be available for social rent. Some 63 of the homes under construction will be three-bedroom or larger. 

Plans also include the construction of a new Church Street Library and regeneration of the site’s historic market, retail and commercial spaces.

Matt Noble, from Westminster City Council, said: “From building more of the affordable homes the City desperately needs to enhancing the public spaces and services which are vital for our communities, residents will continue to remain at the centre of the changes as work continues.”

This project, known as Site A, is the first of three developments in the council’s Church Street’s masterplan, which will provide 1,120 new homes in total.

Planning for the three sites was awarded in June 2023, following 73% of residents voting in favour of the proposals in a residents’ ballot. 

When Westminster undertook a review of its housing provision in the early 2010s, it highlighted the Church Street housing estate as one of those in most urgent need of investment.

The existing 400 council homes that exist across the three sites will all be provided or potentially refurbished and at least 50% of homes across the whole development will be for social rent. 

The Greater London Authority has committed to £28.9m funding for sites A, B and C.

Westminster City Council’s Cabinet will make a decision on the recommendation for Mount Anvil to partner with them on the scheme next Thursday (29 February).
