How the £500m Clyde Gateway project will look

Clyde Gateway, a company formed by Glasgow City Council, South Lanarkshire Council and the Scottish Government’s development agency Scottish Enterprise, will deliver the plans.

They include 450 homes alongside commercial and industrial facilities across the sectors of manufacturing, technology and health and life sciences.

The former sports venue Shawfield Stadium will be redeveloped for residential use and a 150-bedroom hotel. The neighbourhood has secured outline consent from South Lanarkshire Council.

The masterplan would also deliver up to one million square feet of business and commercial floorspace, as well as innovation labs and sites for two hotels with direct access to existing low carbon heat networks and green infrastructure on the River Clyde corridor.

In Shawfield, Red Tree Labs could provide laboratory and research space, while the landmark Innovation Central building would offer flexible workspace and communal and event facilities.

In Dalmarnock, Clyde Gateway has proposed a 130-bed hotel next to the train station and close to the Emirates Arena, as well as 40,000 sq ft HVM facility XWorks, for which the planning application will be submitted on 16 May 2025.

Dalmarknock Riverside will provide around 80,000 sq ft of lab office space across two buildings.

Martin McKay, chief executive of Clyde Gateway, said: “With a focus on high-growth sectors like advanced manufacturing, life sciences and clean energy, this masterplan reflects our ambition to create a place where innovation and community go hand in hand. We’re building a sustainable, scalable ecosystem that will support everything from start-ups and university spinouts to major employers, while continuing to deliver jobs, homes and opportunities for local people. This is about thinking globally and acting locally, and we’re just getting started.”
