More than 500 homes are planned across six council-owned sites, with at least half of them affordable and a majority of those for social rent
Lambeth council has agreed a partnership with Vistry Group to deliver more than 500 homes across six sites in the borough, with at least 50% to be affordable housing and 70% of that at social rent.
The £250m programme, known as New Homes 6, covers sites at Denby Court in Kennington, Larkhall Lane in Stockwell, Knight’s Walk in Kennington, Jonathan and Orsett Street in Vauxhall, Wootton Street in Waterloo and Trinity Rise in Tulse Hill. The first project at Denby Court is intended to deliver 141 homes, with construction expected to start in 2026.
Denby Court, a 1970s estate of 42 homes near Lambeth Walk park, is set for demolition as part of the council’s housing programme. A replacement scheme by Stockwool Architects, approved in 2022, includes new residential blocks of up to 12 storeys.
Stitch, a London-based studio of architects, urban designers and masterplanners, has been working with Vistry on the proposals.
Councillor Danny Adilypour, Lambeth’s deputy leader and cabinet member for sustainable growth and new homes, said: “We’re working flat out to get more homes built in Lambeth.
”After nearly 15 years of chronic underfunding for social housing, we are facing a housing crisis that is hitting our communities hard and putting huge strain on the council’s finances. But we’re determined to turn the tide.”

This is a fantastic opportunity to deliver over 500 new homes with at least 50% affordable, with a strong focus on social rent for local residents.”
The New Homes Programme, launched in March 2024, sets out Lambeth council’s aim to deliver affordable homes on council-owned land. Lambeth’s wider Growth Plan seeks to enable 10,000 new homes across the borough.
