Group says a ‘small number’ of schemes remaining in the plan are set to complete in 26/27

Jigsaw Homes Group says it has “substantially achieved” its five-year development target.

The year ended 31 March 2026 was the final year of its 2021-2026 development strategy, during which it aimed to build 4,000 new social homes.

During the year, it delivered 694 homes, including the completion of its largest ever development, a 210-home scheme on a former industrial site in Wyre.

The delivery figure was down from 929 in 2023/24 and 828 in 2024/25, but the group nonetheless said it had “substantially achieved” its development target, with “only a small number of schemes completing in 2026/27”.

For its next development strategy (2026-2031), the group aims to support the delivery of up to 3,000 homes, which it said includes “pursuing a Strategic Partnership with Homes England”.

Jigsaw Homes North was named as one of Homes England’s strategic partners in the first round of allocations, granted £249.5m to build 1,990 homes.

Jigsaw is responsible for 38,637 homes and operates through ten orgnasiations working across 37 local authority areas in the North West and East Midlands. 

Its turnover was up in the year from £235.6m to  £242.2m. 

Operating surplus stood at £66.8m, up from £56.3m, while its pre-tax surplus of £28.6m, was an increase on £17.6m the year prior.

EBITDA MRI Interest Cover was 137.2% in 2025/26, compared with 123.9% in 2024/25 and 137.1% in 2023/24.
