Scheme will also include 20 social homes
Plans for 695 co-living homes at the centre of a mixed-use scheme in Elephant and Castle have been approved by Southwark council.

The proposals, developed by HUB and designed by Allford Hall Monaghan Morris, will also include an NHS health centre, 20 three-bed homes for social rent, and ground-floor amenities across three buildings.
The 1.2-acre scheme is the final component of the wider Elephant Park regeneration, which has been going for more than 10 years.
The site was previously being developed by Lendlease, the developer responsible for the wider regeneration. Lendlease’s plans for an office development was consented on appeal in 2023, but changes in the commercial market led the developer to sell the plot to HUB in 2024.
The scheme’s co-living component will be known as ‘chords’.
Landscaped amenity spaces, including a shared podium courtyard with a children’s play area, as well as two rooftop terraces, will be available to all residents.
Gillespies was the landscape architect on the project, which the developer says will achieve 128% biodiversity net gain.

“Through Southwark Council’s decision, we can bring forward a significant mixed-use scheme with high‑quality co‑living homes and much‑needed affordable homes for social rent, as well as essential community infrastructure including a new NHS health centre – all within an exceptionally well‑connected, vibrant neighbourhood.”
