Forth Yards edges closer to on-site work after being left derelict for decades due to development complications

Homes England is looking for a long-term private sector development partner for a scheme of up to 2,500 homes in Newcastle.

The Forth Yards site on the outskirts of the city centre sits on the banks of the River Tyne and stretches 52 acres.

It has been left vacant for decades due to development challenges such as contaminated land, complex land ownerships and lack of access.

Homes England purchased the largest parcel of land on Forth Yards, known as Quayside West, in 2024.

In August 2025 the government announced a £121.8m funding package to complete remediation, groundworks and infrastructure activity at Quayside West, which has capacity for around 1,100 homes.

The award followed the submission of a business case by Homes England in partnership with Newcastle City Council, North East Combined Authority, and Network Rail to regenerate the brownfield site.

A contract for a development partner is expected to be awarded in October 2026.
