Habiko’s plans for 240-home scheme in Warrington approved
Habiko’s plans to build 240 new homes in Warrington have been green-lit by the borough council, marking its first planning success.
The joint venture, a partnership between the Pension Insurance Company, Muse and Homes England, was launched in late 2024 to deliver low-carbon, low-energy affordable homes for rent.
Warrington Borough Council last Thursday approved its proposals for Academy Way, a site in the town centre, to the south east of the Time Square district.
The site, currently occupied, has been a retail unit since the 1980s, with occupiers including sports shops JJB and DW. Habiko says it benefits from strong public transport links and walkable routes.
The development comprises two six-storey buildings with one and two-bed apartments, arranged around a central courtyard. All of the homes on the scheme will be offered at least 20% below local market rent.
The scheme was designed by AHR Architects, with landscape design by Gillespies. The project team also includes project manager Hive Projects, cost consultant Abacus, planning consultant Stantec, building services engineer Hannan Associates and structural engineer Curtins.
Habiko has plans to develop 3,000 affordable homes over the next 12 years. Its schemes will target 100% of homes designated as affordable, with 75% as a minimum.
