Developer says scheme will be 50% affordable

The Hill Group has secured approval to build 150 new homes on a so-called ‘grey belt’ site in Hertfordshire.

Dacorum Borough Council has granted approval for a new neighbourhood on the edge of the village of Kings Langley near the A41.

The plans include homes ranging from one to five bedrooms and the developer says half of them will be affordable housing.

The site, located on land north of Chipperfield Road, has been classified by planning officers as ‘grey belt’, meaning that while it falls within the green belt, it does not strongly contribute to its purposes.

The scheme includes green and community spaces, including woodland, meadows and ponds, which the developer says will help contribute to an overall biodiversity net gain of at least 10%. It also includes children’s play areas and a community orchard.

The development will be served by a new education and community hub to be known as The Farmstead, which will be run by Kings Langley Secondary School and Sunnyside Rural Trust.
