Around 340 homes are planned on 10 infill sites on the De Beauvoir Estate
Hackney Council is looking for a design-and-build contractor for a regeneration scheme worth £150m.

The De Beauvoir New Homes Project will deliver 341 new homes on 10 under-used infill sites on the De Beauvoir Estate. Of the new homes, 45% will be for affordable housing, including 90 units for social rent.
The existing estate consists of 870 homes built in the late 1960s, including five tower blocks ranging from 15 to 19 storeys.
The scheme is part of the local authority’s housing supply programme, targeting 1,000 new homes for social rent between 2022 and 2026.
Under the programme, under-used garages and car parks across Hackney will be regenerated into around 400 council homes, with 75% for social rent funded through a one-off direct council investment, with the remainder sold outright for additional funding.
The winner of the latest tender competition will be selected via a two-stage process.
Five bidders will be shortlisted for a pre-construction services agreement to take the project design through RIBA Stages three to four and prepare the Building Safety Act Gateway 2 submission, and develop an open-book tender for main works.
Tender applications close on 21 November 2025, with the contract due to be awarded by June 2026.
Construction is expected to start on 10 September 2026 and last for four years.
