Development will see 288 homes bullt across four blocks

Lambeth council has approved plans for a 288-home scheme with 40% social rent in the centre of Brixton.

The local authority itself had brought forward the proposals in partnership with developer London Square.

The project will see a pair of council-owned sites, currently occupied by an events space and an affordable workspace respectively, transformed into a new development comprising four blocks.

Pop Brixton, which is home to independent food vendors and bars, has occupied 49 Brixton Station Road as a meanwhile use since 2015, while former council offices at International House, 6 Canterbury Crescent, have been used as affordable workspace since 2018.

The 12-storey International House will be retained and refurbished for use as housing, with two additional floors added to deliver a total of 69 homes for sale.

A new six storey building will be constructed on Canterbury Crescent providing 14 affordable homes.

On Brixton Station Road, two new buildings, one 18 storeys and one 20 storeys, will provide 84 affordable and 121 private sale homes respectively. 

The scheme also includes 1,367 sq m of new affordable workspace, facilities for street market traders and a community and enterprise hub, as well as public realm improvements. 

The project team includes architect Pollard Thomas Edwards, Conisbee on civil and structures, and Hoare Lea on MEP, energy and sustainability.

The scheme was approved at a planning committee meeting on Tuesday (24 March).
