Wates Residential set to deliver first three phases of seven-phase project
Cardiff Council has granted approval for 228 new homes as part of the next phases of its Grangetown regeneration scheme.

The homes will be delivered at the Channel View estate across six phases, alongside a seventh phase focused on improvements to the Marl – a public open space. A new neighbourhood retail unit will also be provided as part of phase three.
Of the approved housing, 189 units will be for council tenants, with 75 of these ringfenced for existing Channel View residents. The remaining 39 homes will be for private sale.
There will be a mix of one, two and three-bedroom flats with a private balcony or patio as well as two, three, four and five-bedroom houses.
One of the new blocks of flats has been designed for family use, with two and three-bedroom flats and duplexes, all with access to private amenity space and a communal garden and play area.
The scheme will also provide two new areas of open space.
Outline planning permission for the Channel View masterplan was granted in December 2021.
Phase one of the scheme, which is being delivered by Wates Residential, is underway to provide 126 older persons apartments across two blocks to replace the existing high-rise flats on the estate.
Block B is scheduled to complete later this year, with block A expected to complete by the end of 2027. Wates Residential will also deliver the next two phases of the regeneration.
Lynda Thorne, cabinet member for housing and communities, described the Channel View project as the “largest and most holistic estate redevelopment in our housing programme.”
Construction is expected to start on phases two and three by the end of 2026.
