Scheme is part of wider regeneration that could deliver over 4,500 homes in total
Gateshead Council has opened a consultation to garner “final thoughts” on its proposed 974-home development.

It plans to build the new “Metrogreen” scheme on nearly 100 acres of brownfield land on the south bank of the River Tyne surrounding the Metrocentre shopping centre.
The “waterfront” communities will also have 25,500 square metres of leisure and community space and a hotel.
The public has been offered the chance to share its opinion on the Submission Draft Area Action Plan (AAP) before the document is submitted to an independent planning inspector for examination.
Although the council’s Core Strategy and Urban Core Plan (CSUCP) requires 15% of all homes to be affordable, the AAP said “there is likely to be a significant viability challenged to overcome”, with public subsidy needed to bring forward affordable housing at the scheme.
The Metrogreen site was established in the authority’s local plan, which is targeting 11,000 new homes in Gateshead by 2045.
It forms part of a wider regeneration of the area, which has capacity for over 4,500 new homes and 645,000 square feet of commercial space.
An AAP providing framework for development for the scheme in its entirety is expected to be adopted in 2027.
Consultation for the upcoming phase will close on 7 November 2025.
The council has not yet identified development partners for Metrogreen.
