Redevelopment of former bus station site to include offices and student accommodation

The English Cities Fund (ECF) has submitted a £1bn masterplan to build a huge town centre regeneration scheme in Northampton which could include up to 1,220 homes.

The hybrid application for the 8.6ha Greyfriars bus station site has been designed by Howells for ECF, a partnership between Homes England, Legal & General and Muse.

The site occupies a strategic location within Northampton town centre between key transport hubs and the town’s commercial areas but has remained largely vacant since the demolition of the bus centre in 2015.

It is now characterised by cleared plots, car parking facilities and areas of overgrowth.

ECF is proposing the demolition of the Mayorhold multi-storey car park, the redevelopment of two surface car parks, removing the top seven storeys of an eight-storey office building and the potential demolition of the Roadmender music venue to clear the way for new buildings.

Planned newbuild elements also include up to 9,500sq m of commercial space, up to 500 student accommodation units and three acres of public realm alongside the proposed new housing.

Howells is masterplan architect with local practice 24Three working on the first plot, submitted as the detailed element of the application, and Gillespies acting as landscape architect.

The project team also includes Core5 on costs, CBRE on planning, Civic on structures and civils, CPW on MEP, GIA on wind and daylight, Node on heritage and Trium on environment.
