Cala Homes is delivering 108 homes on the neighbouring parcel 

Housebuilder Dandara has acquired a parcel of land for development in Great Dunmow, Essex and with outline planning permission already in place to build 272 homes. 

The 27.8 acre site, which is just south of Stortford Road, is on former farmland close to the Flitch Way walking and cycle route.

The development will be mixed-use, including private sale, affordable and private-rented homes, plus a number of bungalows. Of the 272 homes, 109 will be affordable.

Designs feature tree-lined streets, a central green with a play area and walking and cycling routes, a new bus stop and land reserved for a future healthcare facility.

Every home will include energy-saving features including air source heat pumps and high levels of insulation.

Dandara is contributing around £4.8m through a Section 106 agreement for the scheme. This will fund improvements to infrastructure, sports provision and upgrades to nearby Flitch Way park.

Dandara Eastern’s Essex portfolio also includes The Orchard in Little Dunmow, Birch Park in Braintree and Oaklands in Copford.

Planning permission for Great Dunmow is expected in late 2025, with the first homes hoped to go on sale in spring 2026. 

A collaboration agreement is in place with Cala Homes, which is delivering 108 homes on the neighbouring parcel.

Outline permission has been granted for the site, as part of a hybrid permission with Cala’s 108 units benefitting from detailed planning permission.
