Scheme planned to be 30% affordable

Clarion’s development arm Latimer has submitted a planning application for a 7,750-home garden community in Essex.

Tendring District and Colchester City Councils allocated land east of Colchester for a new neighbourhood in a joint strategic plan in 2021.

Latimer’s proposals for Tendring Colchester Borders Garden Community would see 30% of homes delivered as affordable tenures across three walkable neighbourhoods.

The scheme would also include a new town centre, schools, a civic centre, a solar farm, a new public transport system, and expansion land for the University of Essex.

More than half of the community’s footprint will be devoted to open space, with 30km of hedgerows retained and a 60ha country park.

The design team for the scheme includes Haworth Tompkins, Periscope, Grounded, Arup, Exploration Architecture.

Clarion Housing Group will manage all of the roughly 2,325 affordable homes built as part of the scheme. 

According to documents published by Clarion as part of a consultation on the plans last year, initial works are hoped to start next spring.
