The first phase planning application was granted in 2023

The Church Commissioners for England has submitted an outline planning application for the second phase of a nearly 600-home community in Northallerton, North Yorkshire.

The body responsible for the Church of England’s property assets already gained consent for 109 homes on the site in 2023. The proposals add up to 484 homes with a primary school and local centre.

Matthew Naylor, team head, strategic land at the Church Commissioners, said: “By blending community and educational facilities, sensitive design that promotes enjoyment of nature, and a genuine mix of housing tenures and types, we hope to create an inclusive, cross-generational community that will serve its residents well into the future.”  

The 26ha site between Stokesley Road and Bullamoor Road forms part of the NOR1 allocation in the Hambleton Local Plan, adopted in 2022. 

The development will be mixed use, with one-bedroom apartments to substantial detached family homes, of which 30% will be affordable housing.

The site is a 30-minute walk from Northallerton’s town centre and the development’s main road will have capacity for a new bus route. 

The development will sit near Alverton Primary School and Northallerton School and Sixth Form College.

The development will form part of the Church Commissioner’s plan to develop 30,000 new build homes on church land, of which 9,000 will be affordable.

The plan is in response to the publication of last year’s Coming Home report which called on the church to do more to address the housing crisis as part of its mission to help the poor.

In 2023, the Church of England announced plans to set up a housing association to become a “major provider of social housing” nationally.
