The Renters’ Rights Act 2025, which came into effect last Friday, represents the most significant shift in the private rented sector in more than 30 years. Build-to-rent (BTR) operators are well-placed to navigate the change in the landscape, but will be adjusting their business models to deal with the new regime.
The end of the fixed term may lead to uncertainty of occupation. It will no longer be possible to create fixed term residential tenancies except in certain circumstances and most tenancies will be assured monthly periodic tenancies (“AMPTs”).
