Regeneration fails when it does not support belonging

Community infrastructure is too often treated as the softer side of development. In practice, it is one of the conditions that makes regeneration acceptable, deliverable and durable, writes Andy Cowan

Arguably the simplest elements of regeneration are physical: roads, junctions, utilities, drainage, cycle routes and the public realm. They can be drawn up into a masterplan and are fundamental to change.

But the best regeneration projects are not regarded as such because of a road layout; they excel because people can live there with ease: finding a school place, seeing a GP, taking a child to a park, meeting a friend locally, using a library or feeling that a familiar pub, hall, green space or parade of shops still has a future.
