Housebuilders will have to react quickly to a changing market

Richard Jones CROP

Housing companies have responded well to the crisis, but bigger shifts in buyer and renter behaviour are under way, says Arcadis’ Richard Jones

Covid has fundamentally changed society, our ways of working and our whole outlook on life. Environmental issues and diversity have all taken on a renewed importance within this different environment, accelerating the agenda and beginning to establish a forum of real change. The housing sector has responded in a way that can only be applauded.

Underpinned by government policy that has been determined to keep the construction industry operating, housebuilders in particular quickly realised that there was opportunity to improve the on-site delivery model, something that it has not had reason to address previously, and this need for more efficiency and productivity became an imperative as the impact of the pandemic and associated safety and social distancing rules reduced labour capacity on site.
