Housebuilders must beware the looming land shortage

The worsening availability of developable land could soon mean housebuilders having to choose between being more aggressive in the land market or shrinking their business, warns Paul Smith

You can’t build new homes without having land to put them on, and – as Barratt’s deal to buy Redrow demonstrates - the supply of land is looking increasingly squeezed.

There is plenty of land in England; only around 8% of the country is developed. When we talk about land availability, what we really mean is land with – or capable of securing – planning permission for new homes.
